We have secured planning permission for a new detached 4 bedroom, 3,500sqft dwelling in the affluent Mayfield Lane area of Wadhurst, East Sussex. Planning application approved for 3x new dwellings, a new Church & apartment in Oxted, Surrey

We have secured planning permission for my client's scheme of 3x new dwellings, a new Church and a top floor apartment for the pastor's accommodation. A really special development overlooking Hurst Green in Oxted, Surrey, delivering a brand new community facility and place of worship, alongside new homes. Lawful Development Certificate secured for major B8 use

We have secured a valuable lawful development certificate confirming the use of a large site in the Surrey Green Belt for unfettered B8 storage and distribution. This was an extremely complex case with numerous statutory decelerations, invoices and photos spanning almost 20 years. On the strength of the case we had compiled for our clients, the Council granted the certificate.

We took over the project from another consultant following three previous refusals and a dismissed appeal. Preparing revised plans and a new case on the benefits of securing a viable use for the unit within the Conservation Area, the Council accepted our argument and granted planning permission.

Following a Council error which omitted any specific condition requiring the demolition of an outbuilding following the wider redevelopment of a site in Surrey, we have secured the permanent retention of the structure on appeal, with the Inspector accepting our case that the Green Belt would not be harmed. Pre-Application Inquiry submitted for 7x Apartments and 1x new detached dwelling

We have prepared and submitted a pre-application inquiry for 8x new apartments and 1x detached dwelling in the London Borough of Croydon. This follows the Council’s decision to revoke the suburban design guide document (SPD2), which required even greater oversight over the design and layout of the new building. The development would deliver much needed new homes in a mix of tenures for local need.

New dwelling secured on Appeal

We have secured planning permission for a new detached dwelling in the desirable Harestone Valley area of Caterham, Surrey. This scheme followed 3 previous failed attempts by other consultants. Although the Council refused the scheme for multiple reasons, we successfully persuaded the Inspector on appeal that the Council's concerns were unjustified, and their lack of 5-year housing supply meant that planning permission should be granted. The Inspector agreed and granted planning permission; our delighted clients were then able to sell the land with the consent for a significant uplift. We have prepared and submitted a pre-application inquiry for 5x new apartments in a leafy suburban area of the London Borough of Croydon. The scheme required careful consideration of trees and difficult changes in land levels, while seeking to maximise the efficient use of the site.

Permission secured for change of use

HIGHGATE Planning & Development have secured planning permission for the change of use of an existing nursery building to provide a Sui Generis Food kitchen / training kitchen / Family Action store for a local charity in Sheerwater, Woking. The vacant premises is earmarked for demolition in 2023 as part of an estate regeneration programme, but this temporary use will allow the charity to help alleviate food poverty in the local area until that time. We worked closely with Woking Borough Council's Planning Officers and Estates team (the Council own the site), as well as instructing and directing a supporting team of Odour and Noise consultants to provide the necessary reports.

Costs secured for unreasonable removal of PD rights

Following an approval of a simple scheme of extensions for a property in the Green Belt, a Kent Council opted to remove permitted development rights by condition, despite the works being proportionate and appropriate development. This deprived our clients of the ability to carry out a future dormer window extension. We were able to appeal the imposition of this condition and seek costs due to the unjustified imposition. The Planning Inspector agreed in full with our case, removing the condition in question so as to restore permitted development rights, and made a full award of costs in favour of our clients.

Application submitted for 9x flats in Oxted, Surrey

We have prepared and submitted a planning application for 9x new luxury flats in the town of Oxted, Surrey. The application proposes the demolition of an existing dwelling to make more efficient use of land and meet local housing needs. The site was constrained by the proximity of a number of large trees, we worked closely with the appointed tree consultant to avoid impacting them.

Permitted Development rights restored 10 years after removal

We have successfully persuaded a Council in Surrey to restore permitted development rights to a dwelling in the Green Belt, over 10 years since they were removed via planning condition. The property had been previously extended and our clients wished to add a further side extension. We were able to persuade the Council that the removal of permitted development rights in 2011 was unjustified; they accepted our case and removed them. Our clients were then able to apply for the new side extension.

Planning Permission secured for new Green Belt equestrian store

We have secured planning permission for new equestrian buildings in the Green Belt. Our client hoped to have secure covered storage for an expensive horse transportation lorry; the vehicle was tall which required a high building. We were able to persuade the Council that the removal of a smaller garage building was a reasonable trade off for the new larger buildings; planning permission was granted.

Planning Permission secured for change of use

We have secured consent for the change of use of an existing retail store to provide a new Sui Generis beauty saloon and beauty school. Our due diligence checks revealed that the existing units had been merged in breach of a previous planning condition; we recommended to our client that the application sought to regularise this position to avoid subsequent problems. Planning permission was granted by Tunbridge Wells Borough Council enabling the client to expand her business.

We have submitted two planning applications for 5x dwellings across two adjacent sites in a desirable Surrey town centre. The application provides much needed new homes in an area of significant shortfall. The development required a detailed case involving trees, commercial space, highways and neighbour impacts.
